A. Characteristics. Light Industrial uses involve the manufacturing, processing, assembling, packaging and treatment of products that have been previously prepared from raw materials. Because they are located in close proximity to commercial and residential uses, they are characterized by an absence of objectionable external features. Uses are clean and employee intensive industrial uses that have limited off-site impacts in terms of noise, odor, hazardous substances, glare, lights, vibration, smoke or dust. Products are generally made for the wholesale market, for transfer to other plants, or to order for firms or consumers. Goods are generally not displayed or sold on-site.

B. Accessory Uses. Accessory activities may include office, parking, interior storage and truck fleets.

C. Examples. Examples include research services; business support services; assembly of electrical appliances, electronic instruments and devices, including the manufacturing of small parts such as coils, condensers and transformers; photographic film processing, photoengraving, photocopying and photostatting; woodworking, including cabinet makers; weaving or production of textiles or apparel; production of artwork and toys; signmaking; packaging and processing.

D. Exceptions.

(1) Manufacturing of goods to be sold primarily on-site to the general public are classified as Retail Sales and Service.

(2) Manufacturing and processing of goods which have off-site impacts incompatible with commercial and residential uses are classified as manufacturing and production.
